A new development in the London Borough of Southwark that will replace an existing block of flats and public house with two new high rise buildings.

The first building will provide office and commercial accommodation over 22 storeys. The second will provide residential Almshouses accommodation over 15 storeys and designed to comply with the new Building Safety Regulations as a High Risk building. A double basement under each building will provide back of house, support and plant spaces. Both buildings will be constructed of reinforced concrete frame with PT concrete slab infills above ground and traditional reinforced concrete frames below.

At foundation level, a thick ground bearing raft slab has been designed with an array of settlement reducing piles. Both basements will be constructed within secant pile walls. Both buildings have been drawn in Revit, and modelled using FE analysis software. Staged construction analysis has also been undertaken to consider the effects of the construction sequence on the load history of the structure.
