GRACE COURT, BRIGHTON ROAD

The existing two storey building is to be entirely taken down and replaced with a new three to five storey building which will provide approximately 5,000m2 of residential sheltered housing units, comprising of 50 one or two bedroom flats together with communal facilities, amenity spaces and car parking spaces. The new building will be of a reinforced concrete frame construction with flat slabs to provide a traditional, cost effective and sustainable structure. A number of balconies will cantilever off the main floor plates and their connections to the main frame will be detailed so that thermal bridging is avoided. The new development will be designed so that the surface water runoffs are managed in an efficient manner, through the use of Sustainable Drainage Systems, in accordance with current practices and regulations.
