The provision of 120 new homes in a dramatic high rise block with a glazed façade and balconies overlooking the Royal Victoria Dock. Particular attention is being given to buildability to enhance cost efficiency, durability and speed of completion. The building comprises three linked blocks, of 5, 9 and 12 storeys. Each block also contains a mezzanine top floor forming the upper level of the duplex apartments. The bottom two levels are car parking. At the western end of the 12 storey section, a 20m. deep surface water sewer traverses the site. The building has been located to avoid the sewer; however it remains within a zone where special measures are required to protect the tunnel and to ensure future maintenance. We designed the foundations with the piles positioned 2.5 metres away from the edge of the tunnel and 4 to 5 metres away from the edge of the large diameter access shaft. This resulted in the need to cantilever the end of the 12 storey section over the sewer.
