The refurbishment
and extension of a terraced property in central London. We combined
a wide experience of modifying and upgrading existing buildings
in the capital with knowledge of the benefits and pitfalls of
prefabricated construction.
The project includes general internal alterations and a new three
storey rear extension above ground floor. This allowed each floor
to accommodate two single bedroom or studio flats and a balcony
to each of the rear units.
For the new extension, we carried out the detailed design of
a steel beam grillage at low level and prepared the scheme design
and preliminary sizing for the timber superstructure. We worked
closely with Global Timber Frame, who completed the design of
the timber panels and fabricated and erected them. Panels were
made up using a combination of glulam beams and columns and TJI
composite solid timber and particle board joists. Both of these
elements make economic and efficient use of the basic timber
material whilst allowing traditional craftsmanship skills to
be deployed to achieve a quality product.
Panels were fabricated on a large work table in the correct relationship
to each other to ensure accurate fit on site. They were designed
to allow economic and convenient transport on normal flat bed
lorries. Each panel was wrapped for protection in transit and
transported to site in the correct order for immediate incorporation
into the finished building. The pieces were craned over the main
building and assembled as they were lowered into position. With
the exception of a few members deliberately delivered overlength
and trimmed to ensure the correct bearing on the existing structure,
on-site timber waste was eliminated.
